What a Strata Window Project Needs from a Blind Contractor
When a building replaces its windows, every unit's blinds have to come down before the installer arrives and go back up after the trim is finished. Left to individual owners, that means missed appointments, installers waiting, and blinds that no longer fit. We handle it as one job for the whole building.
Before the Installer Arrives
- • A unit-by-unit schedule matched to the window installer's sequence
- • Every blind removed by our technician, not the owner
- • Each blind labelled by unit, room and window
- • Brackets and hardware bagged with the blind they belong to
- • Stored safely until the windows are finished
After the Trim Is Done
- • Each blind checked against the new frame, depth and handle position
- • Brackets adjusted or replaced where the opening changed
- • Reinstalled and tested at every window
- • Owners told early when a blind will not fit the new opening
- • A completion note per unit for the council or manager
For the Council and Manager
- • One contact for the whole project
- • One phone number for owners' questions
- • Quoted from unit count, blind types and the installer's timeline
- • Works alongside the window installer, not around them
- • Townhomes, low-rise and high-rise strata
How a Strata Blind Project Runs
The sequence is built around the window installer's schedule, so no crew waits on a blind and no owner is left with a blind on the floor.
Scope with the Council
We walk the building or a sample of units, count blinds by type, and quote against the installer's unit-by-unit schedule.
Remove Ahead of Each Unit
Our technician removes and labels the blinds in each unit the day before, or the morning of, that unit's window installation.
Store Until the Windows Are In
Blinds are stored flat, labelled, with their hardware, until the new frames and trim in that unit are complete.
Reinstall, Check Fit, Report
Each blind is checked against the new opening, reinstalled and tested. Anything that does not fit is reported to the owner and manager with the options.
Why Owners Should Not Be Left to Do It Themselves
Window installers are responsible for windows, not window coverings. When each owner handles their own blinds, some are not home, some remove them wrongly and bend a headrail, and some leave them up so the crew has to stop. Every one of those costs the installer time and the council goodwill.
New frames are rarely the same as the old ones. Depth, trim and handle position all change, and a blind that fit the old window may need different brackets or a new position in the new one. Checking every blind against the new opening before it goes back up is the part owners cannot do themselves.
Some blinds will not fit the new windows at all. Finding that out on reinstallation day, unit by unit, is the worst way to learn it. We flag those units early so the owner can decide on a repair or a new blind while the project is still running.
For Window Installers
If you install windows in strata or townhome complexes, the blinds are your problem on every job until somebody else takes them. We work as the blind contractor on your project: you give us the unit schedule, we clear the windows ahead of your crew and reinstall behind it. Your installers never touch a blind, and the council hears one fewer complaint. Call to talk about a project you have coming up.
Strata Window Project FAQs
Questions strata councils, property managers and window installers ask before a project.
How is a strata blind project quoted?
From the number of units, the number and type of blinds in each, and the installer's timeline. We visit the building or a sample of units first. There is no published rate because buildings differ so much.
Can individual owners opt out?
Yes. Owners who prefer to handle their own blinds can, and we work from the list the manager gives us. Most councils find it simpler to include every unit so the installer has one process.
What happens to a blind that will not fit the new window?
We tell the owner and the manager as soon as we know, usually when the new frame is measured. The owner can choose a repair or adjustment where that is possible, or a new blind measured to the new window by in-home consultation.
Do you work with the window installer's schedule?
That is the whole point. We ask for the installer's unit-by-unit plan and schedule removal ahead of it and reinstallation behind it. If the installer's dates move, ours move with them.
Which buildings do you take on?
Townhome complexes, low-rise and high-rise strata across Abbotsford, Chilliwack, Mission, Langley, Surrey, White Rock, Pitt Meadows, Maple Ridge, Coquitlam, Burnaby, Richmond, North Vancouver, West Vancouver, Hope and Vancouver.
